This Languedoc villa sleeps 24 in 11 bedrooms. In July and August the villa will only be rented out in it s entirety for 24 guests. It will be available for 12-13 people in 6 bedrooms on the ground floor in April, May, June and September at a cost of EUR 3750 per week.
This exceptionally well-situated beach front villa for rent in Marseillan Plage has one of the most desirable positions and views. It is right on a sandy Mediterranean beach with a gate leading down to the water. The house was built in 1950, but has been recently renovated. in 2009 . The property is well decorated and equipped, with Wi-Fi and internet TV.
The building s imposing structure with large columns and a semi-circular terrace which wraps around half of the house, has a hint of a chateau. Incredibly spacious offering appx 350m2 of living space and appx 5000m2 of garden plus it has direct, but fully fenced access to the beach. Rarely does one find a house with such an extraordinary position sleeping up to 24 guests.
The simple interior, good furnishings and fabulous sea views make it ideal for a beach holiday for several families. Small weddings can also be organised outside of July and August (maximum 30 people).
The fabulous large covered terrace with outside tables and chairs beckons for alfresco dining and is perfect for relaxing on and contemplating the long stretch of beach.
The Languedoc beach house is conveniently placed for walking along the beach to most amenities, like cafes, restaurants, a small supermarket and a market. It has a neighbouring building on one side, but is not overlooked.
Entrance from the garden (lower ground level) - there is an entrance hall with 17 wide steps leading to the upper ground floor (beach level). This part of the house can also be accessed by going round the side of the house, via a large ramp gently sloping upwards.
One enters a huge, circular open plan living room with a high octagonal ceiling, comprising three separate sitting areas, a vast fireplace and a dining room all with sea views via large glass doors leading onto the covered terrace. A TV area (satellite, internet TV and Wi-fi), with a sofa and 2 armchairs, is situated to the side. The entire room is appx 80m2, and goes through to the dining room with a very large table. This room with a high ceiling, stays cool due to the thickness of the walls. The dining room goes through to the newly refurbished kitchen.
The kitchen is equipped for holiday use with a fridge freezer, dish washer, washing machine, microwave oven and a big hob with 5 gas rings and a large electric oven.
There are 5 simply furnished bedrooms on the upper ground floor.
1st bedroom - standard double bed with sea views. Ensuite shower and a separate wc.
2nd bedroom - 3 single beds. In the corridor a separate wc and an independent shower room.
3rd bedroom - A very small room with a single bed.
4th bedroom - Standard double bed, with sea views and access to ensuite shower room, which is also accessed from the 5th bedroom.
There is a 5th bedroom with a standard double and an ensuite shower room which is also accessible via bedroom 4.
Both these 2 double bedrooms have air-conditioning.
A wide staircase with 16 steps leads to the top floor.

7th bedroom - standard double bed with air conditioning and access to the top terrace and fabulous sea views.
8th bedroom - a king size double and one single bed, with air conditioning.
9th bedroom - double room is in the tower and has windows to the garden below.
10th bedroom - off the corridor. with a king size double and air conditioning.
On this level there are 3 independent shower rooms and 3 independent wcs.
11th Bedroom - (on the garden level) a double bed (180cm) and a single bed (90cm), with ensuite bathroom, wc and wash hand basin.
Laundry room with washing machine and tumble dryer.

Steps with a gate leading directly onto the beach. It s a long sandy beach, safe for children because the waters are relatively shallow and children can wade in.
The 5000 m2 garden is completely fenced in and the property is also fenced in from the dunes. One drives into the front garden , having driven into the private residence with remote control gates, and there is enough space to park 6 cars inside the property gates.
There are also lots of restaurants within walking distance, as well as cafes and small markets, so in fact one can manage without a car.
The property is completely walled and gated, with remote control gates, which is again good for child safety.
There is a caretaker who lives in the lower ground floor apartment, to the left of the main house. He has a separate entrance and looks after the property, but is very discreet, and pretty much invisible unless you need help.
Nearby Attractions & Activities
Marseillan plage is right in front of the house. A wooden gateway opens up on to the beach, but the property is fully fenced. Plenty of activities right on the beach - from pedalo hire, to windsurf hire, to small beach-side restaurants. Marseillan plage itself is apprx 15 kms long, with soft white sand, excellent for families with children.
Apprx 5kms Marseillan village, a charming old fishing port, now a yacht marina, with many cafes and restaurants to choose from and views towards the port of Sete and the Etang du Thau - a lagoon famous for its oysters, mussels and oursins (sea urchins).
The house is just a short distance to a selection of restaurants, bakery, grocer, a very good fish-monger, bicycle hire, and local wine producers. Marseillan is also where Noilly Prat is made. Do take the guided tour of the winery and try the Noilly Ambre - only available locally!
Windsurfing and sailing school only a few kms away.

- Cap d Agde apprx 14km. Aqualand (huge water-slides, etc.) 27-hole golf course, boat hire, deep sea fishing, scuba-diving, aquarium.
- Agde apprx 10km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants.
- Beziers apprx 25km. Major market town, noted for its bull-fight Feria in August.
- Pezenas apprx 20 km. Attractive medieval town. - Narbonne 47 km. Famous cathedral.
- Montpellier apprx 55km. Large university town.

Arrival & Departure
Changeover day is Sunday to Sunday. Arrival at 5pm. Depart at 10am. Late arrival (6 - 9pm) possible only by prior arrangement. Please ensure that when you buy your aeroplane ticket, the flight time will allow for arrival before 9pm at the very latest.
€1000 or equivalent to be transferred to the owner's account two weeks prior to arrival, payment returned, less deductions for any breakages by the same method two weeks after departure. In addition, for weddings, the Breakages Deposit amount is to be advised and a debit or credit card details to be held by South France Villas as added security. Owner Bank Details will be shown on the Balance Payment Reminder. Please ensure you give the Owner your Bank Details for the return transfer. The local daily Tourist Tax "Taxe de Sejour" is payable in cash to the owner and is per person, per night (apprx €1,10) - please ask for details.
Wi-Fi Internet access available.Neither the Owner nor the Agent can be held responsible for interrupted internet service/slow speed or for loss/disruption of incoming signal for Satellite TV –Sky–Freesat–Apple TV etc. When applicable to the property.
Up to 100 kwhrs per week is included in the rent. Thereafter chargeable at €0.15/kwhr.
Gas / Oil
Central heating oil consumption is charged at €0.50 per litre. If you would like to use the fireplace logs and kindling can be provided at €40 per week
Bed Linen & Towels
Bed sheets available for hire at €10 euro per bed, towels (1 large/1 small) available for hire at €6 euro per person, to be paid in cash on arrival. Please bring your own towels for the beach.
End-of-Stay cleaning charge €200 euro cash on arrival. Maid service during your stay available at €20 per hour. End-of-stay cleaning charge is to cover "normal" cleaning throughout the house. However, while you are therefore not expected to hoover and mop everywhere, you are expected to leave kitchen appliances (i.e. oven and fridge), crockery, kitchen utensils, and bathroom appliances clean, and not to leave litter in the garden. If the house is left in an unacceptable state, further monies may be retained from the breakages deposit
Pets are not allowed.
The owner is entitled to ask you to leave the property without any refund if the number of occupants exceeds 12-13/24 as contractually specified. The rent is for up to 24 People in 11 bedrooms apart from April, May, June and September when the property can be rented for 12-13 people in 6 bedrooms on the ground floor only.
Fire: This is a region which has a high fire risk. It is forbidden to start fires anywhere in the property grounds. Only light BBQs in the area designated for this purpose (in the garden not on the beach side of the property). Swimming Safety: The owner is not responsible for any bodily injury caused by swimming. Children must be surveyed at all times.
